“I thought you could combine it with a stone wall.”

“Stone walls are a nice feature around fireplaces.”

“And that’s exactly what we’ll be doing here.” She points to the center of the room. “A modular couch here.”

“Flooring?”

“Hardwood. And more windows.”

“Right. It sounds good, but I want to build something impressive. Something no one else has, so when someone—” I stop myself not wanting to tell Penny I’m only hiring her to sell the property. While it’s just the two of us here together, it’s nice to pretend she is remodeling the house for me—us. “So that guests are impressed by the grandeur and uniqueness of the house.”

She drinks her wine and spins to me. “Downstairs is about using the space to bring the outdoors in. We want to see the ocean. Upstairs…” she takes another sip, “… is also about the ocean with a massive balcony. Only your bedroom will have a retractable ceiling so you can stare up at the stars. There is the option of a window or air view.”

“Now you’re talking.”

“The bathroom will have glass doors so you feel like you’re showering on the beach.”

“Everyone will see me fucking you in the shower.”

Her eyes widen. She comes to me and places her crystal wine glass on the counter. “With the number of windows I have in mind, everyone will see you fucking me on every counter, every piece of furniture, and…” she points to the ocean, “… out on the balcony.”

“I love all of your suggestions.” I take her hand, pull her to my side, and kiss those plump lips. “Best interior designer and decorator I’ve ever hired.” I lift her onto the counter and spread her legs with my thigh. “We’ll start by christening the old.”

Penny is asleep beside me.There’s an image of her ass I can’t get out of my head. On all fours, she wiggles her ass right before I push inside her. The best ass I’ve ever seen, and I want to make it mine.

I want as much Penny as I can get.

I slip out of the sheets and grab my cell, closing the balcony door behind me. There are a few walkers on Malibu Beach. I turn my back, giving them a view of my rear rather than my dick. I’m staring through the glass at Penny. Watching her sleep calms me. She calms me. I don’t know how to deal with the emotions I’m feeling.

I call Jobe.

“Franklin, what do I owe the honor?”

“How was yesterday?”

“After you left and didn’t celebrate with Dad? The conversation became all about you. Your fault. One drink, man. That’s all you needed to commit to so you could silence Dad’s questions about why you suddenly left after the news or, more to the point, to see who? He saw right through your lies.”

“He wouldn’t have asked those questions if you didn’t mention Penny.”

“I guess you have to ask yourself why you’re keeping her a secret?”

I press a finger to my temple. “It’s for her sake.”

“You think you can protect Penny from the Hendricks’ madness?” He chuckles. “Have you asked her if she wants to be in the shadows?”

“Not something I’m willing to discuss when the future is unclear. We’re happy, and this is just a bit of fun.”

“Keep telling yourself that. Let’s not rock the perfect world of Franklin Hendricks.”

My blood heats, and tension rips through my neck and shoulders. “I gotta go. Just wanted to check in on yesterday and see if Mom had other requests.”

I end the call and spin, leaning my arms on the railing. I stare out to the ocean and inhale deeply before bowing my head.

Shit.

I call Jobe again. “You’re right.”
