He leaned down and gave Mitch a rub behind the ears.

“I’m just glad to have that damn cast off.” Eddie opened the fridge and pulled out two beers. He handed one to Sullivan.

“Your kitchen is coming along.” He glanced around, noticing the remodel Eddie had started over the summer was mostly done.

“Yep. Just need some finishing work. So what’s on your mind, Sullivan?”

Sullivan twisted the cap off of the beer bottle with more force than was necessary. “I want to marry your daughter, sir,” he blurted out.

Eddie’s eyebrows shot up. “I wasn’t expecting that.”

“Neither was I.” He took a deep breath and tried to find the right words. “I love her. I know she’s with someone and I know this is probably stupid and hopeless, but I have to at least try. I think she has feelings for me, and I know I’m in love with her and I just have to at least tell her that. But before I talk to her, I want to ask your permission for her hand in marriage.”

“Huh. Well, for your information, she broke up with Nigel three days ago.”

His heart almost stopped. “She did? Why?”

Though she wasn’t sure he cared why. She was single. Edwina was single. Which meant there was nothing to stop him from kissing her, from carrying her to bed and running his gaze and his hands over every inch of her.

“It could be because he’s a pretentious little dick who cares more about money than her and she finally realized it.”

Sullivan gave a soft laugh. “I take it you don’t like him?”

“Nope. He’s more interested in what George can do for him than actually making Eddie happy.”

“I can see why she’d want to leave him then.”

“Or it might have something to do with you. I saw the way she looked at you that night, margaritas or not. So what’s your plan now, son?”

“Go to New York, tell her how I feel.” It didn’t sound as good out loud as it did in his own head, but it was all he had.

“That’s a great plan except it isn’t going to work.”

His heart sank. “What do you mean? What should I do?”

“You can’t go to New York, because she’s not there. She’s in the apartment over the garage. Seems she needed to get away from the city after dumping Nigel’s ass. She got in this afternoon.”

Sullivan’s head turned toward the garage, like he was going to be able to see through walls and have eyes on Edwina. “She’s here?” His heart started to race with anticipation.

Now that was an unexpected and fucking amazing twist.

She was in reach. A few steps away from him. If he moved his legs he could see her, touch her.

For some reason he was frozen in place.

“I suggest you go talk to her.”

“Right. Holy shit.”

Eddie clapped him on the shoulder with one hand and gripped his for a hard shake with the other. “You have my blessing. Go and make my girl happy.”

That had him squaring off his shoulders. “Thank you, sir. I will.”

He would. He was going to do everything in his power to make sure Eddie was happy. With him.

He started rehearsing a speech in his head as he walked across the lawn and up the stairs to the apartment. He knocked on the door, hard, excessively.
