“Maybe she knows I’m a nice guy.”

Avery gives me an eye roll worthy of a thirteen-year-old. “Meredith doesn’t like men. You saw how she acted with Josh, and most females likehim.”

I try not to be annoyed with that comment. Why do all the women of Juniper Springs seem to be interested in him? But she is right. Meredith hissed at Josh and ran away.

“I still don’t understand how you got into my house.”

Another eye roll. “I signed a lease with your grandma. I just told you that. Did you hit your head? You should go to the hospital and check your brain.”

I ignore her inquiry because I can tell by her tone she’s being sarcastic. “Grandmother.”

“No.” She points to her chest. “Avery. Estella is your grandma. I think you should go to the hospital.”

I can tell from her smirk she thinks she’s funny. It also makes me want to kiss it off her.

With great effort, I shove that thought aside as I shift in my chair. This is not the time to activate the launch sequence because some pixie with sad eyes and a bee-stung mouth is making fun of me.

“No one calls Estella grandma.”

Confusion moves over her delicate features. “Why not? She’s your grandma.”

“If you think anyone would get away with calling Estella grandma or grannie, then I know you don’t know her at all.”

She stares at me as she slips her fingers through the cat’s fur. I watch as she moves her hand repeatedly, and another thread of need shivers through my system. I have never felt the dual emotions of irritation and arousal simultaneously. It’s slightly unnerving.

“What do you have against your grandma?”

“I don’t have anything against mygrandmother.”

She sighs. “You shouldn’t take her for granted, Jon.”

The comment is said in such a somber tone that it has me blinking. She’s been anything but serious since she landed on top of me after letting loose a battle cry that had alarmed me. There’s an air of sadness that clings to her right now, one that I am not comfortable with. Thankfully, Meredith hisses, breaking the odd moment.

Josh steps into the kitchen and shakes his head. “Hey, talked to your grandmother.”

I smirk at Avery, who rolls her eyes. “What did she have to say?”

“She said to come to the house tonight, and you could sort it out in the morning.”

“Ha!”

I tear my gaze away from the woman who stole my house and stare at Josh.

“She said what now?”

My head is still poundingas I go downstairs the next morning.

Am I in my house?

No. It’s my grandmother’s house, and this is precisely what I was trying to avoid. I don’t want to deal with her this morning, but I have no choice. According to Josh, Avery is renting the house from my grandmother, so I need her to kick that crazy woman out.

“Oh, there you are,” my grandmother calls out from the dining room. “Finally.”

I sigh and make my way into the massive room. Seated at the head of an empty table is Estella Howard, the matriarch of the Howard family and a holy terror to those who know her. They would never say that to her face, though.

“Grandmother.”

“What would you like for breakfast? Pancakes?”
