“His answer?”

“Advanced NLP techniques plus great salesmanship. He played on people’s fear. No one wants to miss out on an opportunity for a better life. “Master shyster.” Bryce sneers.

“Amongst other things.”

“I assume you didn’t pay the idiot that ungodly amount of money?”

“No. I bought the property.”

“You mean, you guys bought the property?”

I shake my head. “No. I bought the property.”

“Weren’t you in a partnership?”

“Brad’s definition of partnership is a bit different.”

Bryce narrows his eyes. “How different?”

“Since he owned so many properties, his money was tied up—”

“With so many properties, he could get a second mortgage—”

“At the time, that wasn’t possible because he was already stretched. I bought the property, the seminar business remained under his name, and we formed a new partnership so we could sell a video version of our journey––our training division.”

“You bought a building on your own in Manhattan?”

I shake my head. “I put a down payment on a twelve-plex in Yonkers—about forty minutes from Manhattan without traffic. With traffic, it’s closer to one hour, up to an hour and a half.”

“Never been.”

“Neither had I until I needed to find an affordable building to buy. I purchased one with twelve bachelor-size-apartments—two on each floor. Tenants would have to share the bathrooms—there was only one on each floor. The extensive renovations required to put one in each suite were prohibitive.”

“How much for the building?”

“One point three million. I had the money to cover the down payment.”

“That’s a great price.”

“I had early access to the listing. I must say, I lucked out.”

“You did.”

“By going outside of Manhattan, we could level out the playing field vis-à-vis bigger fish with deep pockets. No way would I have been able to afford to buy a building in any of the five boroughs. Brad wanted something that was within reach for students. It was all about making them believe they could do it.”

“How many students?”

“Fifty.”

“Fifty people paid him eighty-five thousand dollars?”

“Yes.”

“At the seminar?”

“Yes.”
