If I talk shit on this place, it will be too obvious, and it will make Corgus mad. This one is his pick—that’s why he trotted it out first.

But if I agree that it’s perfect, Angus might buy it on the spot, and then Sullivan won’t get the chance to make his pitch.

Thinking fast, I say, “I love it! I’m surprised Jeff Bezos passed.”

“He did?” Angus is instantly engaged. He has a love-hate fixation with the one man on the planet whose net worth eclipses his own.

Awkwardly, Corgus says, “He looked at it briefly for an Amazon facility, but I don’t think there was any serious consideration…”

He shoots me a filthy look, but I already plastered a sweetly innocent expression across my face.

“Well, he was a fool to let it go!” I say cheerfully. “One man’s trash is another man’s treasure.”

“Hm,” Angus says, lips pursed.

I think if he turned his back right now, Corgus would strangle me.

Luckily, Angus doesn’t turn his back.

“Come on, Theo,” he says. “We’ll keep this one on the list.”

As we stroll away from Corgus, I’m practically bouncing.

Turns out, I can be sneaky, too.

By the time Angus and I are done with our real estate safari, it’s well past six o’clock.

“I’ll drop you off at your place,” he says with smug satisfaction.

“Sullivan’s place,” I remind him.

“Right, that’s what I meant.”

When we pull up in front of the house, I get to see my own surprise and confusion of a few days before repeated on Angus’ face.

Except now, somehow, I find it offensive.

“What the hell happened to this place?” Angus snorts.

I know that’s exactly whatIthought, but when he says it, he sounds like a judgmental asshole.

Angus has no idea what happened here.

And I’m not going to tell him.

“I think Sullivan’s flipping it.”

The lie comes out easier than ever. In fact, it’s a little disturbing how quickly I’m getting good at this.

It’s not that I’m embarrassed of Sullivan’s house—not at all. Actually, the longer I stay here, the more I’m coming tolike it. But I can’t stand that look on Angus’ face—like he’s so goddamned superior.

Sullivan’s only here because he cares about his dad. That, I know for certain.

I see it burning in his face, his defense of the people he loves.
