That was giving Sebastian all sorts of ideas for later.

Neil took a sip of his lemonade with a pleased sigh. “You spoil me, Daddy,” he said softly.

Sebastian never got tired of hearing it. From the first moments, everything with Neil had been right, and their year together had only gotten better.

It had taken him a while to really understand how much his past relationship had turned toxic because of Henri’s manipulation, but the proof of it was in front of him. He and Jamie were more in love with Neil every day, and it turned out that he had plenty of attention for both of them.

“You deserve to be spoiled,” he returned. “And while I’m thinking about it, did you happen to notice what day it is?”

Neil glanced at his computer, probably checking the calendar. “Wednesday? I mean… was I supposed to notice something? I lose track of days here sometimes.”

Neil quitting his job had been the best thing that ever happened to him. He was slowly building up a consulting business, but he didn’t seem to be in any hurry and he woke up each morning looking fresh and relaxed.

Sebastian knew he was working on something for a client today, but yesterday he’d folded laundry with Sebastian—with only a minimal amount of making out—and tomorrow all three of them would go climbing together.

But today was a little more important than that.

Jamie giggled, then slapped his hands over his mouth. It was all theatrics, because Jamie had been keeping everything a secret all week, and Sebastian loved him for it.

“OK, what’s today?” Neil flicked the mouse around for a moment, probably clicking through the weeks. “Oh, I think our contract expires in two weeks. You know, for the loan.” He seemed unconcerned. “We should probably talk about that. I support whatever you want to do, and I was thinking that it might be easiest to just extend the terms. We can...”

Jamie burst out laughing.

“Alright, tell me,” Neil huffed.

“Sooooo…” Jamie spun out the word into separate syllables, “if we signed a contract a year ago, and now it’s a year later that means…”

Neil made a go on… motion with his hand.

“It’s our anniversary.”

“Oh!” Neil looked shocked, then pleased. “Do we celebrate that? I mean, you guys have been together for a decade.”

Sebastian and Jamie had celebrated their ten years in April when the first flowers were starting to bloom. It had been a lovely, low-key evening. Sebastian had taken Jamie out to dinner, just the two of them, while Neil managed the front desk. Then Sebastian had come home and fucked both of his boys, slow and deep, until the early hours of the morning.

“We do celebrate that,” Sebastian told Neil, gazing into his pale blue eyes. “I’ve got Ty coming in tonight so that we can take you out. But I also did want to talk about that contract.”

“Yes?” Neil looked a little more wary now.

“How would you like to become a permanent owner of the Meadowlark Lodge and Climbing Adventures?”

Neil’s face lit up. “Really? I mean… are you sure? This is like… I mean… that’s like a marriage proposal.”

Sebastian had to agree. This would be a formal merging of their finances and their lives, and he couldn’t be happier. Though perhaps in a year or two they should have a commitment ceremony or something. “Yeah, baby boy.”

Jamie buried his forehead in his palm. “Only you two would think that.”

Sebastian nudged him.

“I mean… yeah! Business contracts are super sexy and romantic.” They all chuckled, and then Jamie turned serious. “Neil, we really do want you to be part of this with us. Daddy and I talked it over a lot last week. We love you and we trust you. If you’re crazy and generous enough to want to co-own a B&B and climbing business, we want you with us.”

Neil’s eyes looked like they were growing damp and he blinked a few times. “I would be honored. I can’t think of anything I want more than to be a part of my favorite place with my two favorite people.”

“Yay!” Jamie scampered off of Sebastian’s lap and launched into Neil’s. “Now I get to show you my surprise. Daddy, you come here, too.”

Amused by his bossy boy, Sebastian walked around the table and settled onto the couch beside them.

In a single motion, Jamie whipped off his fuzzy pink sweater and the t-shirt beneath it. He had a white, square bandage over his left pec where he said he’d burned himself on a soldering iron yesterday. Sebastian was a little worried about the wound, but Jamie didn’t seem to be in a lot of pain.
