“I promise to stand by the door and not point out the naked guy on the pool deck below, is that okay?”

He laughs, an honest one that spurs tingles across my skin. “I think it’s only allowed if you point out the naked guy below and mention that from one floor up, he’s much blurrier.”

“Is that so?” I chuckle.

“Otherwise I’d say you’re in breach of contract.”

I hear the tapping of his pen or something, and I’m desperate to know if he’s leaned back with his legs propped up on the edge of his desk or if his legs are wide open. What’s he looking at? Because it feels as if I have one hundred percent of his attention right now.

“And what do you plan on doing?” I ask. “Reporting me to Mr. Throttle?”

“Oh no, Miss Scott, I like to handle these kinds of situations on my own. I might just have to demand you come home with me tonight so I can discipline you.”

I shake my head, but I can’t hide the smile that’s going to make my cheeks hurt. Max glances into my office on the way to her chair and stops, staring at me with disbelief. She shakes her head and sits down.

“Hopefully Helena will call me back. I better go now.”

“You’re leaving me with blue balls. Just commit to coming over tonight. I haven’t showed you my place. There’s a great Thai place—”

“Sorry, but we’re not exactly fuck buddies, remember?” I’m not sure what I’m looking for, but it’s not a hit-it-and-quit-it. I hope Carm realizes that, because he’s far from out of my system.

“Ah, yes. So I still have to wine and dine?”

“Maybe.”

“Five-star level dining?”

“I’m not going to tell you what to do. What fun is it if I say how far you have to go to get me into bed?” I twirl my hair with my finger, unable to care that I should be calling back the potential buyer.

“All I had to do the first time was mention your nipples and kiss you.”

“Yeah, you caught me in a weak moment.”

“You know you shouldn’t challenge me, right?” The tapping in the background stops and I hear his keyboard keys instead. “When I have a mission, I don’t detour until I’ve accomplished the task.”

“Then I’m excited to see where this goes, Mr. Mancini.”

“Keep calling me that and I’m bursting into your office to show you the color of my boxer briefs.”

“Bye,” I manage to squeeze out between my giggles. I click off the line before he distracts me further.

I call back the woman to work out the showing details, wishing I didn’t feel as though I’m cheating. Carm might be joking, but FSBO agents don’t do showings. It’s one of the reasons I got out of the broker business.

She answers immediately, which is a good way to judge how badly she might want the condo.

“I can’t get a hold of the lady at the development, but I can meet you at a time of your choosing,” I say, my gut twisting into a bigger knot.

“Oh great. I just got word about a meeting I have this afternoon. Is six too late?”

Six? The developmental office will be closed then anyway, so Helena is kind of a moot detail at this point.

“Six is great. I’ll meet you outside.”

“Perfect. Thanks for being so accommodating.”

“Of course,” I respond.

We say our pleasantries and hang up.

I push my chair back from my desk and walk out into the main area. “Max, I have to go to Bond Street at six o’clock tonight to show a unit.”

She circles around in her chair like a zombie, her face as pale as one. “Okay, I’ll mark it on both of our schedules.”

I smile, one of gratitude. The last thing I want is to go to a construction site with a stranger, no matter how many self-defense classes I’ve taken.

My cell phone vibrates on my desk, and I see his name before picking up, which pulls a smile from me. He’s texted me an address and a wink-face emoji.
