J.T. took a sip of his beer. “I don’t know if he’ll sell to us. But I’d sure like the family to make him an offer.”

“And what about the house?”

“Maybe we could deed the house and a few acres around it to Joey. You can call it a trust for Finn, if you want.”

Jake smiled. “Won’t she still need money to finish the remodel?”

“Yeah. But the big stuff is done. The roof, the electrical, and the plumbing. I think with a little help, the rest of it is just a matter of painting and some minor carpentry. I’ll gladly cover any cost to get the job finished.”

“Do you want to talk to Freddy?”

“No. He hates me. I think you and Granddad should do it. And he’s already said the place is a money pit and not worth his time. So don’t let him screw you on the price.”

Jake looked at Jacob. “What do you think, Dad?”

“We’ve been after that property for a few years now. If we can get a hold of it, I don’t think we’ll miss twenty acres or so around the house.”

J.T. smiled. “Thanks, Granddad.”

“Don’t thank me yet. The bastard may not sell to us, just to be ornery.”

Sawyer grinned. “Freddy doesn’t stand a chance against you and Dad.”

Ember put a hand on Jake’s arm. “It’s five hundred acres, right?”

“Yeah.”

“Maybe you can give Joey fifty of that. Give her some room to work with.”

“Fifty acres sounds about right.”

Ember looked at J.T. “I would love to help Joey, however I can. Whether it's painting, or helping out with Finn.”

“Thanks, Ember.”

Jacob took a bite of steak, then said, “Lucy’s sister can probably be counted on to give Joey a good price on plants and shrubbery when the time comes to landscape. And Lucy’s a whiz at that stuff. You’ve seen her place.”

J.T. nodded. “You guys are great. Thanks.” He looked at Sawyer. “And what will you contribute?”

Sawyer thought for a moment. “Does she need any backhoe work done?”

Chapter thirty-three

"It's a never-ending roller coaster ride."

J.T. stayed longer than he expected at the ranch, talking over the prospect of buying the property from Freddy. So by the time he got to Joey’s, it was past seven. When he got out of the truck, Joey came from the house and waited on the porch for him.

“Sorry I’m so late. I had to talk some things over with Dad and Granddad.”

“It’s fine. Finn is still up. He just got out of the bath and he’s anxious to see you.”

J.T. took her hand. “Are you okay?”

“Yes. I’m trying not to think about what my dad said. It’s too devastating.”

“You may not want to think about it. But we need to talk about it after Finn goes to bed.”

They went inside and J.T. found Finn on the couch with a book, and he sat next to him.
