Finn ran to him and hugged him. “Papa’s yelling at Mom.”

J.T. looked at the house, then glanced at Sawyer. “Why don’t you stay here with Uncle Sawyer? I’ll go see why your Papa’s yelling.” He took Finn to the truck and opened the door.

Sawyer raised an eyebrow. “What’s going on?”

“I’m not sure. Finn’s going to sit here with you while I go find out.”

“Are you sure you don’t want me to come?”

“Yeah. Just keep an eye on Finn.”

Sawyer nodded, and J.T. closed the truck door, then headed for the house. He could hear Freddy’s raised voice as he went up on the porch. He went inside without bothering to knock.

Joey and Freddy both looked at J.T. when he came through the door. “What the hell’s going on? Finn was outside by himself.”

Joey put a hand to her mouth. “Oh my gosh. I sent him to the bedroom.”

“He was upset by Freddy’s loud mouth.”

Freddy scowled at him. “This doesn’t concern you, J.T.”

“It does if Finn went outside to get away from you. And if you’re upsetting Joey.”

Joey headed for the door. “Is he still out there?”

“Sawyer’s with him in my truck.”

She opened the door. “I need to go see him.” She looked at Freddy. “I don’t want to hear anything else you have to say.”

She went outside and J.T. looked at Freddy. “What are you doing here?”

“I own this place. I don’t need to explain to you why I’m here.”

“You may be on the mortgage, but it’s Joey’s house. And I’m pretty sure she wants you to leave now.”

“Well, it won’t be her house for long. I’m pulling the plug on this money pit collaboration.”

“You can’t do that. Do you know how much work she’s done on the place?”

“I know how much money it’s cost me. And I don’t see much improvement.”

“Joey loves this place.”

“Then she better figure out how to afford it on her own. I’m done with it.” He stalked toward the door, then stopped and looked back at J.T. And don’t think I haven’t noticed what you and your family are trying to do.”

“What might that be?”

“You’re trying to turn her and the boy against me.”

“She doesn’t need any influence from us to do that. That’s all on you. All we’ve done is welcome them into the family.”

He huffed, then opened the door and walked out. J.T. followed him onto the porch to make sure he actually left and didn’t say anything else to Joey. Freddy went straight to his car and droveaway, coming dangerously close to the truck, which still had his grandson in it.

Joey was standing next to the passenger window talking to Sawyer. Finn was on his lap eating one of the bear claws. When J.T. came up to her, Joey hugged him.

She whispered in his ear. “He’s such a bastard.”

“You won’t get any argument from me on that point.” He stepped back and looked at her. “Are you okay?”
